Our highly skilled and friendly technicians will perform a myriad of yearly, quarterly, and/or monthly maintenance services that are recommended to keep your home and its systems running in tip-top shape. We offer these services as part of affordable and customizable bundles with automatic scheduling. We understand that life has gotten expensive, so we also offer the flexibility of splitting payments out over the year to help you budget.

Our visual assessment process is 100% non-intrusive. We will verify the amount and sizes of air filters, water heaters, A/C units, garage door openers, etc. After the assessment is complete, we will discuss your package options and cost.
Replace Air Filters
Air filters are an important part of you home’s HVAC system and indoor air quality. The air filters keep dust, dander, hair, and other contaminates from entering the coil in your air handler, and clean coils are necessary for the free flow of air and transfer of heat. Filers also capture pollen and allergens and keep them from spreading all over the house. Ideally air filters should be changed every 60-90 days, and monthly if you have pets or allergies. As part of our standard package, we will replace your air filters with high quality MERV 8 pleated filters four times per year.
Replace Light Bulbs
Burned out light bulbs can be annoying but they can also be a safety hazard. Turning on a light before you enter a room allows you to see obstacles or slip hazards on the floor. Often times lights are difficult to access and sometimes climbing on a ladder can be risky, but that’s where Roadrunner can help. Four times per year, we will replace most burned out light bulbs with a new standard LED bulb, or we can replace any owner provided specialty bulbs.
Clean Roof Gutters
Roof gutters capture rain water at the roof eave and routes it through a downspout and onto a splashblock on the ground which diverts the water away from the foundation of the home. Roof gutters can also help keep you from getter drenched when you’re trying to get in or out of your house during a rain storm. We will clean the debris from your roof gutters and downspouts once a year to keep the water freely flowing.
Service Smoke Detectors
Where there’s smoke, there’s fire! Smoke detectors are a vital safety feature in homes and offer an audible warning in the event where smoke is detected. Smoke detectors can be battery operated or hardwires with battery backups. Everyone knows that awful chirping sound when the battery starts to die, so we stay proactive and will replace the batteries in all smoke detectors in your home every year as part of our standard package. We will also use compressed air four times per year to prevent any build-up of dust in the sensing chamber to keep them in tip-top shape.
Service Occupant Door
If you have an attached garage you probably have door leading from garage into your home. This door serves as a barrier to prevent hazardous exhaust, fumes, and even smoke from entering the house and must have an intact seal around it and must be self-closing and self-latching. We will make door seal repairs and closer/hinge adjustments once a year to keep your home safe.
Clean Exhaust Fans
The exhaust fans in your laundry room and bathrooms help to vent moisture to the exterior of the home and should be cleaned once a year to keep them free from dust and lint. This dust and lint can built-up overtime and creates a fire hazard in the event of static spark. We will thoroughly clean these fans to keep them operational and free of flammable debris.
Flush Water Heater
Hard water can lead to heavy buildup of minerals and sediment in your water heater. Overtime this sediment will decrease the efficiently of your water heater and can decrease its life expectancy. Whether you have a tank or tankless water heater, we will flush it once a year help keep it clean and efficient.
Replace A/C Line Insulation
Most homes use a split system for their homes air conditioning and heading needs. This type of system used refrigerant to transfer heat between coils and the air and typically consists of an indoor air handler and an outdoor condenser. The two copper lines you see leading from the house to the outdoor condenser unit consists of a “suction” line and a “liquid” line. The “suction” line should always be insulated to allow for the most efficient transfer of head possible. This insulation can get heavily damaged by the sun, pets, pests, or other outdoor conditions. We will inspected this insulation once a year and repair or replace it when necessary.
Clean A/C Coils
Your A/C condensing unit on the exterior of your house needs to be properly ventilated to allow for the most efficient transfer of heat. These coils consist of small metal tubes covered in tiny metal fins to help cool the refrigerant inside the tubes, much like your car’s radiator. These coils can become clogged with dust, dirt, weeds, pet hair, and other obstructions which decrease the units ability to “breath”. We will clean these coils once a year to optimize its performance.
Pressure Wash Driveway
Nothing beats a nice clean driveway and front walkway. Besides curb appeal and depending on other factors in your yard, regularly cleaning your driveway will prevent possible damage from harmful growth of mold, mildew, and moss. We will pressure wash your frond driveway and walkway/porch once a year as part of our standard package.
Service Garage Door Spring/Rollers
Your garage door can open and close around 1,500 times per year. Keeping the springs and rollers lubricated will prevent friction and damage and keep your garage door lasting longer. We will lubricated both the garage door spring and rollers once a year.
Handyman Services and Misc. Tasks
If you’re signed up for our maintenance service you’ll be seeing us at least four times per year! Why not take advantage of that and have us help you with other repairs or tasks? All you have to do is ask and we can help you out. If there is a task outside of our capability, we can refer you to one of our many community partners and get you what you need.
Clean Dryer Duct
Lint build-up in your dryer duct will not only severely decrease your dryer and lead it to premature failure, it can also be a huge fire hazard. Regularly cleaning this ducts and the lint screen in you dryer will keep you sage and get your clothes dry faster. We will clean this duct thoroughly once a year as part of our standard package.
